Job Description

Located on the Upper West Side of Manhattan, Pine Management, Inc. is currently seeking an experienced Property & Asset Manager to join our team. Pine Management, Inc. has over 50 years of experience as owners and operators of multi-family property and is currently looking to expand the portfolio. At this time, Pine Management, Inc.’s portfolio consists of 36 properties located throughout New York City.

The candidate should be a motivated, well-organized, and detail-oriented professional who works well as a team player and can operate in a fast-paced environment. You will have the opportunity to work with seasoned professionals in a collaborative environment. The candidate must have strong knowledge of building systems, project/construction management, local laws, violation compliance, rent regulation, housing court, leasing, operations, and financial reporting/analysis. The role will involve frequent collaboration with senior leadership.

Responsibilities may include, but are not limited to:

  • Property Management
  • Supervision and leadership of all aspects of building management; including but not limited to leasing, move-in and move-out inspections, maintenance, code compliance, site administration, tenant relations, and reporting
  • Supervision and coordination of all building staff (superintendents, handymen, painters, porters, etc.) as well as materials and equipment procurement
  • Implementing policies and procedures to staff; conducting semi-annual performance reviews; hiring/training of staff
  • Ensuring the proper operation of building equipment and systems (boiler systems, HVAC, electrical, plumbing, appliances, etc.)
  • Ensuring compliance with various city agencies (HPD, DOB, DEP, DOH, DHCR, etc.)
  • Ensuring timely responses to tenant service requests and management of apartment turnover
  • Preparing timely, accurate, and complete reports detailing property status
  • Recommending and/or approving alterations and maintenance as necessary; contracting for and supervising vendor services as required; processing accounts payable
  • On-call emergency duties will be required
  • Asset Management
  • Create and execute the implementation of asset level strategies and operational initiatives aimed at maximizing value for real estate assets.
  • Support asset management with oversight of existing investments; including leasing, construction, operations, equity/debt financing, and financial reporting/analysis.
  • Prepare and manage annual budgets and key performance indicators (KPIs).
  • Prepare reports on asset performance, budget variances, and changes to market/property conditions and industry trends.
  • Manage the timely and accurate production of financial statements on both a property and portfolio level.
  • Monitor actual performance against projections and propose solutions to align with business objectives.

The right candidate should possess the following:

  • Bachelor’s degree or better.
  • 2+ years of relevant real estate experience (ideally in New York City multifamily) with a specific focus on property and asset management.
  • Strong knowledge of real estate principles, finance, law, and accounting.
  • Strong financial modeling capabilities using Microsoft Excel.
  • Ability to draw conclusions from research/data analysis and communicate them effectively.
  • Ability to understand investment risks and how to mitigate such.
  • Must be a well-organized and detail-oriented professional with high emphasis on the ability to communicate and follow-up on tasks through completion.
  • Must be a quick-learner with strong written, verbal, and analytical skills.
  • Must be able to manage staff and interface with tenants, accountants, attorneys, vendors, etc.
  • Strong computer skills; experience with Yardi and other proptech.

NYC Pay Transparency Law: minimum = $80,000 / maximum = $110,000
